
Baton Rouge, LA (October 24,2025)- Partners Southeast has officially closed on the second phase of Cypress at Ardendale, a 70-unit independent, senior living community that advances the transformation of North Baton Rouge through, innovative and sustainable design. The 70-unit community represents the next step in creating an accessible, connected, and thriving neighborhood under the U.S. Department of Housing and Urban Development’s (HUD) Choice Neighborhoods Initiative.
Following the first phase of Cypress at Ardendale (which delivered 170 homes), this new senior phase continues the multi-phase effort to redevelop the Ardendale community into a modern, mixed-income, and intergenerational neighborhood that prioritizes opportunity, wellness, and connection. There are two (2) additional multifamily phases anticipated for delivery in 2026 and 2027.
Construction on Cypress at Ardendale Senior will begin in October 2025. The new community will feature seventy (70) one-bedroom apartments for seniors aged 62 and older. Amenities within this 4-story, elevator building will include: a fitness center, business center, landscaped green space, art installations, and off-street parking. All homes will serve seniors earning up to 60% of the area median income.
Amenities within the larger, Cypress at Ardendale community will also feature a half-acre urban park, a clubhouse including a fitness center, pool with cabanas, business center, meeting space, and common areas designed to foster a walkable and interconnected environment.

The Cypress at Ardendale community is the centerpiece of the BR Choice Neighborhood Transformation Plan, a $400M public-private partnership (P3) investment strategy to reshape North Baton Rouge through high-quality housing, education, and economic opportunity.

The Ardenwood-Lobdell Connector Road driven by the City-Parish’s MOVEBR investment, will further enhance accessibility by creating a half-mile pedestrian and vehicular corridor, linking Cypress at Ardendale to Baton Rouge Community College (BRCC) McKay Automotive Technology Center, BRCC Automotive Collision Center, EBR Schools Career and Technical Education Center (CTEC), and the future, YWCA Early Childhood Learning & Women’s ResourceCenter.
The third and fourth phases of Cypress at Ardendale are currently in predevelopment and are expected to close on financing in 2025, continuing the transformation of North Baton Rouge into a model for equitable and sustainable redevelopment.
